A renter's guide to Szentendre

Szentendre is a town of about twenty-six thousand people on the right bank of the Danube, twenty kilometres north of the centre and the terminus of the H5 HÉV. It does not border Budapest; Budakalász sits between it and district III. The baroque old town, built by Serbian merchants in the 18th century, is the reason most visitors come: cobbled lanes, seven churches, galleries and museums for the artists who settled here from the 1920s, and the Duna-korzó along the river. Behind it the town climbs into the Pismány hills and spreads west into Izbég.

For residents the town works as a place in its own right. It has a hospital, several primary and secondary schools, a Skanzen open-air museum on the edge, supermarkets and a retail zone on route 11, a weekly market, and a cycle path to Budapest along the river. Summer weekends bring crowds and parking problems to the centre; the residential streets above and beyond it are quiet all year. It is the most sought-after town north of the city and rents are the highest on the HÉV line.

Getting around

  • By car: route 11 through Budakalász into Óbuda, about 30 minutes to Árpád híd off-peak and 50 to 65 minutes in the morning rush; the M0 via the Megyeri bridge for the Pest side.
  • HÉV H5 from Szentendre terminus: about 40 minutes to Batthyány tér, every 10 to 20 minutes at peak, with the change to metro 2 there or to bus and tram at Szentlélek tér.
  • Volánbusz on route 11 to Árpád híd in 45 to 55 minutes, and buses from the station to Leányfalu, Visegrád and the Pilis villages.
  • A car is useful for the hills and the outer parts; from the centre and the streets near the HÉV a commute works without one.

What the homes are like

Szentendre has both houses and flats. Houses range from restored old-town cottages and 19th-century townhouses to 1970s to 1990s family houses in Izbég and the lower streets, and larger newer houses on the Pismány slopes with views over the Danube bend. Flats are in three places: older townhouses in and around the centre, often with character and quirks; the Püspökmajor estate of 1970s and 1980s panel blocks with one and a half to three-room flats at the lower end of the price range; and newer low-rise developments near the HÉV and on the Budakalász side.

Old-town flats need checking for damp, heating and parking, which is restricted in the centre. Panel flats on Püspökmajor have district or gas heating and lifts in the taller blocks. Hillside houses on Pismány often sit on unpaved lanes; ask about winter access.

Who it suits

People who want a real town with culture, a river and a HÉV commute, and are willing to pay the highest rents on this line for it. It suits families, couples, artists and anyone working in Óbuda or from home. It does not suit those who want the cheapest option north of the city, or anyone who finds tourist crowds on summer weekends a problem.

Belváros
The baroque old town and the streets immediately around it: the galleries, the churches, the Duna-korzó, and flats in old townhouses with restricted parking.
Pismány
The hillside above the town with detached houses, big plots and views, many on unpaved lanes; the classic address for a house with a garden.
Izbég
The former village on the western side, now a family-house neighbourhood with its own church, school and shops, and lower prices than the centre.
Püspökmajor
The panel estate north of the centre from the 1970s and 1980s, where the cheaper flats to rent are, with schools and a shopping strip.

Do I need a car in Szentendre?

Not in the centre or near the HÉV: shops, schools, a hospital and the HÉV are all in walking distance. On Pismány or in the outer parts of Izbég a car is close to necessary.
