District X is east of the centre and was the city's brewing and industrial heart. Today it is mostly residential with panel estates, family houses and the large Népliget park. Rents are among the lowest in Budapest. Metro 3 and several tram lines connect it to the centre.

A renter's guide to X. Kőbánya
Kőbánya takes its name from the limestone quarries whose tunnels still run under the district, and its skyline from the breweries and factories that grew on top of them. Today most of the factories are closed or converted, but the layout remains: wide roads like Kőrösi Csoma Sándor út and Jászberényi út, rail lines cutting the district into pieces, and residential pockets in between. The centre is the area around Szent László tér and the Kőbánya-Kispest end of the M3, with the old town hall, the church and the shopping streets.
The housing pockets are very different from each other. Újhegy is a 1970s and 1980s panel estate with schools, a market and its own bus links; Óhegy and the streets above the Óhegy park are older houses on the slope; Kőbánya-Kertváros to the east is family houses with gardens near the Rákos stream; and there are smaller estates near Pillangó utca and along Gyömrői út. Népliget, the largest park in the city, is on the district's western edge with the Planetárium and the stadium.
Rents are among the lowest inside the city limits, and for that money you get a flat in a place that is fifteen minutes from the centre on the metro. What you do not get is much street life: shops cluster around the centre and the estates, and the rest is roads, sidings and green space.

Getting around
- M3 at Népliget and at Kőbánya-Kispest on the southern edge: Népliget to Deák Ferenc tér about 8 minutes, Kőbánya-Kispest about 15.
- M2 at Pillangó utca and Örs vezér tere on the northern edge, about 12 to 14 minutes to Deák.
- Tram 3 runs through the district on Kőrösi Csoma Sándor út from Örs vezér tere toward Gubacsi út; trams 28, 37 and 62 reach Blaha Lujza tér or Rákospalota along Kőbányai út and Jászberényi út.
- Buses 9, 85 and 185 tie the estates to the metro; bus 9 continues to Kálvin tér and Deák.
- Railway stations at Kőbánya-Kispest, Kőbánya alsó and Kőbánya felső for trains to Keleti and the agglomeration; the airport is 15 minutes by car on Üllői út or Gyömrői út.
What the homes are like
Most rentals are in panel estates: Újhegy, the Pongrác estate near Pongrác út, and the smaller blocks by Gyömrői út and Harmat utca. A panel flat here is 35 to 70 square metres with a small kitchen, a loggia, district heating that comes as a fixed monthly charge, and usually a lift in the ten-storey blocks but not in the four-storey ones. Many have had new windows fitted under the national panel programme; ask about it, because it decides your winter bill.
Around Szent László tér and Óhegy the stock is older: two- and three-storey brick houses from the early twentieth century, some with courtyards, and a scattering of 2000s new builds. Kertváros is detached and semi-detached houses, which occasionally come up as whole-house lets with a garden. Check for flats over or next to the quarry tunnels only in the sense that older houses in the centre can have damp cellars; the tunnels themselves are stable and mostly used for storage.
Who it suits
Kőbánya suits people whose budget comes first and who commute by metro or train: shift workers at the airport, warehouse and logistics staff, students who want a cheap room near the M3, and families who need three rooms and a school within walking distance. It suits car owners too, since parking is easy and the M0 and the airport road are close. It does not suit anyone who wants cafés, a walkable evening or an attractive streetscape, and the industrial zones between the pockets are not places to rent above a workshop.

- The old core around Szent László tér, the church and Kőrösi Csoma Sándor út: older houses, the district's shops and offices, tram 3 and buses to the M3. The most urban part.
- Újhegy
- The big 1970s and 1980s panel estate in the south-east with schools, a market and its own centre. Cheap, functional, with plenty of green between the blocks and buses to Kőbánya-Kispest.
- Óhegy
- The hill above the Óhegy park with older houses, a few small estates and quiet streets. Popular with people who want a garden-flat feel at Kőbánya prices.
- Kőbánya-Kertváros
- Family houses with gardens in the east near the Rákos stream and the Jászberényi út. Suburban, car-oriented, with rare but good-value house rentals.
Questions people ask about X. Kőbánya
Is Kőbánya a good place to rent if I am on a budget?
It is one of the cheapest districts in Budapest and the M3 means the centre is still close. A two-room panel flat on Újhegy or near Kőbánya-Kispest often rents for what a one-room flat costs inside the Grand Boulevard. The trade is fewer shops and less to do on your own street.
How long is the commute from Kőbánya to the centre?
From Kőbánya-Kispest the M3 reaches Deák Ferenc tér in about 15 minutes and Kálvin tér in 12; from Népliget it is under 10. Örs vezér tere on the M2 is a similar ride. Add a bus from the estates, so most doors are 25 to 35 minutes from Deák.
Is district X safe?
The residential pockets are ordinary and quiet, and the estates are no rougher than similar ones elsewhere. Some industrial and rail-side stretches, and the area around the Kőbánya-Kispest terminal at night, are unattractive rather than dangerous. Look at the specific block and how it is kept.
What are typical rents in district X?
One-room flats are usually asked at 130 to 180 thousand forints a month, two-room flats at 170 to 250 thousand and three-room flats at 220 to 320 thousand. District heating on the estates adds a fixed charge of roughly 15 to 30 thousand depending on size, which is the number to ask about.
