District XV is in the north-east of Pest. Rákospalota has an old village core with houses and gardens; Újpalota is a large panel estate built in the 1970s. Rents are low and the district is well served by buses and the M3 metro at its edge.

A renter's guide to XV. Rákospalota
District XV sits between Újpest and the M3 motorway in the north-east corner of Pest, and it was three separate places before 1950: Rákospalota, Pestújhely and, later, the Újpalota estate built on the fields between them. Rákospalota still has its old main street, Kossuth utca, a church square and blocks of small houses with gardens. Pestújhely is a neat grid of family houses. Újpalota is a single 1970s panel estate of roughly 15,000 flats with its own centre at Fő tér and Nyírpalota út.
It is a district people rent in for the price and the buses rather than the scenery. There is a lot of green at the edges, the Szilas-patak runs through it, and the Pólus Center at the motorway end covers the shopping. What it lacks is a metro station of its own: the M3 stops at Újpest-központ and Újpest-városkapu just over the border, and everything else is bus, tram or train.
Noise is concentrated along the M3 motorway and its Szentmihályi út interchange, which cuts along the southern edge of Újpalota, and along Rákos út and Fő út where the buses run. The house streets of Rákospalota and Pestújhely are quiet enough to hear birds. There is no airport noise.

Getting around
- Bus 7E and 7 start at Újpalota, Nyírpalota út and run along Rákóczi út through the centre: about 25 minutes to Keleti pályaudvar and 35 to 40 to Deák Ferenc tér at rush hour.
- Buses 25 and 125 link Újpalota and Rákospalota with Újpest-központ on the M3 in about 10 minutes, then 18 to 20 minutes on the metro to Deák tér: a 30 to 35 minute trip in all.
- Tram 69 runs from Újpalota, Erdőkerülő utca through Bosnyák tér to Mexikói út on the M1; tram 62 runs from Rákospalota, Kossuth utca to Blaha Lujza tér in about 35 minutes.
- MÁV trains stop at Rákospalota-Újpest (about 15 minutes to Nyugati pályaudvar on the Vác line) and Rákospalota-Kertváros on the Veresegyház line.
- Bus 5 crosses from Rákospalota through the centre to Buda, and several routes converge on the Pólus Center and the M3 junction, so drivers get out of the city quickly.
What the homes are like
Újpalota is the bulk of the rental supply: 1970s panel blocks of 4 to 10 storeys, flats of 35 (one room), 53 (two rooms) and 65 to 70 m² (three rooms), district heating with a meter per flat, lifts in the taller buildings, and a loggia rather than a balcony. Many have been renovated inside, and a fair number of the blocks have been insulated, which cuts the winter bills. Check the heating cost history and whether the windows are new; that matters more than the floor.
Rákospalota and Pestújhely are family houses, sometimes let whole, more often split into a ground floor and an upstairs flat, each with a share of the garden and a gas boiler. Rooms are bigger than in the panels and the streets quieter, but insulation varies wildly, so ask for last winter's gas bill. A few small new-build blocks have gone up near Rákospalota-Újpest station and along Rákos út.
Who it suits
The district suits people on a budget who work in north or east Pest, anyone who drives out of the city regularly and wants the M3 and M0 close, and families who want a garden they can actually afford. Újpalota is a good first flat for students and young workers who accept a bus commute. It is not for anyone who needs to be in the centre in 15 minutes or wants restaurants and bars within a walk; the evening options are local and modest.

- Pestújhely
- A quiet grid of family houses between Rákospalota and Zugló, around Szűcs István utca and Bezsilla Nándor utca. Gardens, cats and very little traffic.
- Rákospalota-Kertváros
- The northern edge by the railway station of the same name: newer detached houses and small estates, the greenest part of the district and the furthest from the centre.
Questions people ask about XV. Rákospalota
Is Újpalota a safe place to rent?
It is an ordinary panel estate with families, pensioners and students, and it does not have a reputation for trouble. Like any large estate it has better and worse blocks; the ones near Fő tér and the schools are the most settled. Look at the stairwell and the notice board when you view, which tells you more than statistics.
How do you get from district XV to the city centre without a metro?
Bus 7E along Rákóczi út is the direct option and takes 35 to 40 minutes to Deák tér from Újpalota. Buses 25 and 125 reach Újpest-központ on the M3 in about 10 minutes, and from there it is 18 to 20 minutes to Deák tér. From Rákospalota the train to Nyugati takes about 15 minutes.
Is a panel flat in Újpalota expensive to heat?
Most blocks are on district heating billed per flat, and the insulated blocks cost noticeably less. Ask the landlord for last year's monthly common charge including heating; for a 53 m² flat it is typically in the range of 30 to 45 thousand forints a month, higher in an uninsulated block.
Rákospalota or Újpalota: which is better?
Rákospalota if you want a house, a garden and quiet, and you are fine with a train or bus to Újpest for the metro. Újpalota if you want the lowest rent, a lift, district heating and a bus straight to the centre. They are next to each other, so you can view both on the same afternoon.
