A renter's guide to XVIII. Pestszentlőrinc
District XVIII is the south-eastern wedge of the city between Üllői út, the airport and the Gyál boundary. Pestszentlőrinc, the larger northern half, has a centre around Kossuth tér and the town hall on Üllői út, streets of family houses in every direction, and the Havanna estate, a 1970s and 1980s panel neighbourhood of about 6,000 flats. Pestszentimre, south of the railway, is almost entirely houses with gardens and has the feel of a large village.
Two things bring people here: the rents, which are among the lowest in Budapest for a whole flat, and the transport for anyone working at the airport or along Üllői út. Kőbánya-Kispest, the M3 terminus with the KÖKI shopping centre and the bus station, sits right on the district's north-west corner, and bus 200E runs from there to the terminals through Pestszentlőrinc.
The airport is the thing to check. The runways lie along the eastern edge of the district, and the streets of Szemeretelep, Ganzkertváros and the eastern side of Pestszentlőrinc are under the approach and departure paths; the Havanna estate and the centre get less, Pestszentimre very little. Üllői út carries heavy traffic, and the M0 and M5 pass close to the Gyál side.

Getting around
- Metro M3 ends at Kőbánya-Kispest on the district's edge: about 13 minutes from there to Deák Ferenc tér. Most of the district reaches it by bus in 10 to 15 minutes, so 25 to 35 minutes door to door.
- Tram 50 runs from Határ út on the M3 along Üllői út through the centre of Pestszentlőrinc to Béke tér, and tram 42 serves the Kispest side; together they cover the northern half of the district.
- Bus 200E connects Kőbánya-Kispest with the airport terminals via Üllői út and Pestszentlőrinc; buses 182 and 184 among others link the Havanna estate and Pestszentimre with the metro.
- MÁV trains stop at Pestszentlőrinc, Pestszentimre and Pestszentimre felső on the Lajosmizse line, and at Szemeretelep and Ferihegy on the Cegléd line, which reaches Nyugati pályaudvar in about 20 minutes.
- The airport is 10 minutes by car or bus 200E; the M0 and M5 are reached from Pestszentimre in a few minutes.
What the homes are like
The Havanna estate is the main source of flats: ten-storey panels from the late 1970s and early 1980s, district heating, lifts, flats of 35, 53 and 68 m², many renovated and most of the blocks insulated in the last decade. It is the cheapest whole flat in the district and among the cheapest in the city. Smaller estates sit at Lakatostelep and around Kossuth tér, and brick blocks from the 1960s line Üllői út.
The rest is houses: pre-war and post-war family homes on 500 to 800 m² plots, often let as a separate upstairs or garden flat with its own entrance and gas boiler, and whole houses in Pestszentimre and the Bókay-kert area. New builds are small: a few low-rise residential parks near the stations and around the centre. Ask about flight noise and double glazing on the eastern side, and about insulation and last winter's gas bill everywhere.
Who it suits
The district suits airport and logistics workers, families who want a house and garden for the price of a two-room flat in Zugló, and anyone on a tight budget who can live with a bus-plus-metro commute. Havanna is a practical first flat with the M3 not far away. It is a poor fit for anyone who wants to walk to bars and restaurants, and the eastern streets near the runways are not for people who need silence at night.

How bad is the airport noise in Pestszentlőrinc?
It depends on the street. Near the airport fence in Szemeretelep, Ganzkertváros and the eastern edge of Pestszentlőrinc you will hear every take-off and landing; in the centre, at Havanna and in Pestszentimre it is much less, and closer to Kőbánya-Kispest it is background. Wind direction changes which runway is used, so visit on more than one day.
How long does it take to get from district XVIII to the centre?
About 13 minutes on the M3 from Kőbánya-Kispest to Deák Ferenc tér, plus 10 to 15 minutes on a bus or tram 50 to reach the metro from most of the district. Count 25 to 35 minutes in all, a little more from Pestszentimre. The train from Szemeretelep or Ferihegy to Nyugati takes about 20 minutes.
Is the Havanna estate a good place to rent?
It is one of the cheapest places in Budapest to rent a whole flat with a lift and district heating, and most of the blocks have been insulated and renovated. It has schools, a market and buses to the metro. It is a large estate with little charm, and some blocks are better kept than others, so look at the stairwell and ask about the common charge.
Is district XVIII good for airport workers?
It is the obvious choice. The terminals are 10 minutes by car or bus 200E, shift times are workable with the frequent bus, and rents are low. Pick a street away from the runway approaches if you sleep during the day, and note that the Vecsés side of the airport is in the agglomeration, not the district.
