District XI is the largest in Buda and the most varied. Near Gellért and Móricz Zsigmond körtér you get classic Buda flats and the café strip on Bartók Béla út; further south are the technical university, panel estates in Kelenföld, and new developments along the river. The M4 metro makes it one of the best-connected parts of Buda.

A renter's guide to XI. Újbuda
Újbuda is big enough to contain a whole city's worth of neighbourhoods, and the M4 threads most of them together. At the top, around Gellért tér and the lower slopes of Gellérthegy, you have the Gellért baths, the Technical University's riverfront campus and the first of the Buda villas. Bartók Béla út runs south from there to Móricz Zsigmond körtér and has become the district's main street of cafés, galleries and small restaurants, with the Feneketlen-tó park and the Gárdonyi tér market just behind.
South and west of Móricz the district opens out. Lágymányos, between Bartók Béla út and the river, is dense 1930s to 1960s housing with the ELTE and BME campuses at its southern end; Kelenföld is a large panel estate around Bikás park and the Kelenföld rail and metro station, which is Buda's main transport hub; and up the hill Gazdagrét is another 1980s estate with a village-like centre, while Sasad and Sashegy are streets of houses and small condominiums with gardens.
Rents run a step above the Pest inner districts for the older Buda stock near Gellért and Móricz, and lower than that in the estates. The district's pull is that it combines Buda calm with a real metro, which the rest of Buda largely lacks.

Getting around
- M4 at Szent Gellért tér, Móricz Zsigmond körtér, Újbuda-központ, Bikás park and Kelenföld vasútállomás; Móricz to Deák Ferenc tér is a change at Kálvin tér, about 10 minutes, Kelenföld about 15.
- Trams 47 and 49 run from Móricz over Szabadság bridge to Deák in about 15 minutes; trams 19 and 41 follow the river to Batthyány tér and Óbuda, and tram 4 and 6 end at Móricz and Újbuda-központ.
- Trams 56 and 61 climb from Móricz through Villányi út toward Széll Kálmán tér and Hűvösvölgy; tram 1 links Kelenföld with the Rákóczi bridge, Pest and Népliget.
- Bus 7 runs the length of Bartók Béla út to Ferenciek tere and Keleti; buses 8E and 108E cross to Pest on Erzsébet bridge; buses 153 and 154 serve Gazdagrét and Sasad.
- Kelenföld station has trains to Lake Balaton, Győr and Vienna, and the M1 and M7 motorways start at the district's edge.
What the homes are like
Near Gellért and on Bartók Béla út the stock is early twentieth century apartment houses, many with the balconies and bay windows typical of Buda, some with lifts, gas heating and generous rooms. Lágymányos adds 1930s modernist blocks and 1960s brick housing with small kitchens and reliable common cost. Kelenföld and Gazdagrét are panel: district heating, lifts in the tall blocks, standard 50 to 68 square metre two- and three-room layouts, and renovated versions with new windows and bathrooms are common.
Along the river south of the Rákóczi bridge and around Kopaszi gát there are 2010s and 2020s new builds with garages and river views, priced accordingly. On the hill in Sasad and Sashegy, condominium flats in small houses with gardens and terraces come up regularly; they cost more, are quieter, and usually need a car or a bus. Ask about heating type and whether the flat has been rewired, since the older Buda houses are lovely but often untouched since the 1980s.
Who it suits
The Gellért and Bartók Béla út end suits professionals and couples who want a Buda address with cafés and a metro, and academic staff at BME. Lágymányos and Kelenföld suit students at BME and ELTE and anyone who commutes by rail or drives west. Gazdagrét, Sasad and Sashegy suit families who want a garden or a green estate with good schools. It is the wrong district if you want to walk to Pest nightlife, and the hill parts are hard without a car.

- The foot of the hill, the baths, BME's riverside campus and the villas on Kelenhegyi út. The most expensive corner, with views, quiet streets and the M4 at the bottom.
- Lágymányos and Bartók Béla út
- From Móricz Zsigmond körtér down to the university campuses: the café street, Feneketlen-tó, 1930s blocks and student flats. The district's liveliest part.
- Kelenföld
- The panel estate around Bikás park and the Kelenföld station. Good value, a park, a market and every kind of transport in one place, with the Etele Plaza for shopping.
- Gazdagrét and Sasad
- Up the hill toward Budaörs: Gazdagrét is a 1980s estate with a shopping centre and schools; Sasad and Sashegy are houses and garden condominiums. Quiet, green, bus-dependent.

Is Újbuda a good district for students?
It is the main student district of Buda. BME and the ELTE science campus sit in Lágymányos, so a flat between Móricz Zsigmond körtér and the river puts you within a walk or a tram stop of both. Kelenföld panel flats are the cheap option a few M4 stops away.
How long does it take to get from district XI to the centre?
From Móricz Zsigmond körtér the M4 to Kálvin tér takes about 5 minutes, then one M3 stop to Deák, or tram 47 or 49 straight to Deák in about 15. From Kelenföld it is about 15 minutes on the M4 plus the change. Gazdagrét and Sasad add a bus, so around 35 to 40 minutes.
What does a flat cost to rent in Újbuda?
A one-room flat is usually asked at 170 to 240 thousand forints a month, a two-room at 240 to 350 thousand and a three-room at 320 to 500 thousand. Gellért and Bartók Béla út are at the top, Kelenföld and Gazdagrét panels at the bottom, and riverside new builds and hillside garden flats above the range once common cost is included.
Which part of Újbuda is best for families?
Gazdagrét has schools, playgrounds and a compact centre; Sasad and Sashegy offer gardens and quiet at a higher price; Kelenföld around Bikás park is cheap and well served. Lágymányos works for families who want to stay near the centre but is busier.
