A renter's guide to Üröm
Üröm is the village that starts where district III stops: the built-up streets of Csillaghegy and Ürömhegy run straight into it, and the boundary is a sign rather than a gap. It sits in a shallow valley between the Pilis foothills and the Danube plain, with Pilisborosjenő behind it and Budakalász over the ridge. Around eight thousand people live here, most of them arrived since the 1990s, and the village has grown into a residential suburb of Óbuda while keeping a small old centre around the church and the Greek Orthodox chapel where a Russian grand duchess is buried.
There is a primary school, kindergartens, a doctor and dentist, a pharmacy, a supermarket on the main road and a few restaurants. Anything beyond that is ten minutes away in Óbuda or at the shopping centres on the Szentendrei út. The trails up the Ürömi-kő and towards the Kevély begin at the top of the village. Üröm is the closest of the northern villages to the city and prices reflect it.

Getting around
- By car: Ürömi út or Bécsi út into Óbuda in about 10 minutes off-peak, 25 to 35 minutes to Árpád híd in the morning rush. The M0 northern section is reachable through Budakalász for the Pest side.
- Train on the Esztergom line from Üröm station: about 25 minutes to Nyugati, two trains an hour at peak.
- Volánbusz lines from Árpád híd and Óbuda pass through the village on their way to Pilisborosjenő and Pilisvörösvár, 25 to 30 minutes to Árpád híd.
- A car is useful but a commute by train or bus works without one from most of the village.
What the homes are like
The market is detached houses with gardens, plus a real if small supply of flats. Houses are 1980s to 2010s family homes on the slopes and in the newer estates on the Budakalász and Pilisborosjenő sides, often 100 to 180 square metres with a garage; older village houses in the centre are fewer. Flats are in a handful of small low-rise developments built since the 2000s along the main road and in Péterhegy, mostly two and three rooms, and they let quickly to people who want Óbuda prices without Óbuda.
Gas central heating is standard, with heat pumps in some newer houses. Check parking on the steeper streets, the age of windows in anything from the 1980s, and, in the newer estates, whether the road and the utilities are finished.
Who it suits
People who want a house or a newer flat within a few minutes of Óbuda, with hills behind and a train to Nyugati. It suits families and couples working in district III, the northern office corridor or at home. It does not suit anyone looking for the cheapest village on this side, or for an old village atmosphere; Üröm is a suburb first.

By train, about 25 minutes to Nyugati. By car, 10 minutes to Óbuda off-peak and 25 to 35 minutes to Árpád híd in the morning. The bus to Árpád híd takes 25 to 30 minutes.
Do I need a car in Üröm?
Not strictly. The station, the Volánbusz and the walk to Csillaghegy HÉV cover the commute, and there is a supermarket in the village. Most residents keep a car for shopping in Óbuda and the hills.
Are there flats to rent in Üröm?
A few. Small low-rise developments built since the 2000s along the main road and in Péterhegy offer two- and three-room flats. Houses are still the majority of listings.
Is Üröm part of Budapest?
No, it is its own municipality in Pest county, but it borders district III directly and the built-up area is continuous with Csillaghegy and Ürömhegy. Budapest transport passes are not valid on the Volánbusz beyond the city boundary without a county extension.
