District XIV lies behind City Park (Városliget), with the baths, the zoo and the museums on its doorstep. Beyond the park it is largely residential: tree-lined streets of family houses and low-rise blocks, with panel estates further out. Rents are reasonable for how close it is to the centre.

A renter's guide to XIV. Zugló
Zugló is the district Budapest families move to when they want trees and a garage without leaving the metro network. Behind Városliget the streets around Ajtósi Dürer sor, Stefánia út and Hermina út are lined with villas and interwar apartment houses; further out, towards Bosnyák tér and Nagy Lajos király útja, it turns into a grid of family houses, small blocks and the district's own market and shops. The far edge at Örs vezér tere and Füredi utca is panel estates and shopping centres.
It is a large district and the parts feel different. Istvánmező, around the Puskás Aréna and the Papp László sports hall, is busy on match days and quiet otherwise. Herminamező and Kis-Zugló are the classic Zugló of tree-lined streets and 1930s houses. Alsórákos and Rákosfalva out east are more suburban, cheaper and closer to the HÉV and the M0.
Noise comes from a few known sources: Hungária körút and Kerepesi út carry ring-road traffic, the M3 motorway feeds in at Kacsóh Pongrác út, and the area around Örs vezér tere is loud at all hours. A street or two back from any of these it is calm. Zugló is well away from the airport approach.

Getting around
- Metro M1 (the yellow line) stops at Hősök tere, Széchenyi fürdő and its terminus Mexikói út: Széchenyi fürdő to Deák Ferenc tér is about 8 minutes, Mexikói út about 12.
- Metro M2 serves the south of the district at Puskás Ferenc Stadion, Pillangó utca and Örs vezér tere: about 7 minutes from the stadium to Deák tér and 12 from Örs.
- Tram 1 runs along Hungária körút; tram 3 along Nagy Lajos király útja and Mexikói út; trams 62 and 69 cross Bosnyák tér on their way from Rákospalota and Újpalota to Blaha Lujza tér and Mexikói út.
- Trolleybuses (70, 72, 74, 75, 77, 79, 80, 81, 82) are the local network: nearly every street of the older parts has one within a few minutes' walk. Bus 7 runs the length of Thököly út.
- HÉV lines H8 and H9 to Gödöllő and Csömör start at Örs vezér tere, and MÁV trains stop at Zugló station on the Keleti side of the district.
What the homes are like
The older stock near the park is villas divided into flats and four to six storey houses from the 1910s to 1940s: high ceilings, thick walls, gas heating per flat, often no lift below four floors. Between Thököly út and Bosnyák tér the mix is family houses (some let whole, many split into two or three flats with a shared garden) and small 1960s to 1980s brick blocks of 50 to 70 m² flats. Expect gas convectors or a boiler, and ask who pays for the garden and any shared water meter.
The estates at Füredi utca, Kerepesi út and Örs vezér tere are panel from the 1970s and 1980s with district heating, 35 to 68 m² flats and a lift; these are the cheapest option in Zugló and often renovated inside. New builds have gone up along Hungária körút, Egressy út and near Mexikói út, with underground parking and cooling at rents closer to district XIII.
Who it suits
Zugló suits families and couples who want a quieter street, a park within walking distance and a car without giving up the metro. It works for people who cycle to the centre through Városliget, for anyone working around the Keleti or Hungária körút offices, and for people who want a house share or a flat with a garden at rents well under Buda. It is less suited to anyone who wants night life on the doorstep, and the panel estates at Örs vezér tere are convenient but not pretty.

- Ajtósi Dürer sor, Stefánia út, Hermina út and the streets behind Széchenyi fürdő. Villas, embassies, interwar apartment houses and the M1; the most expensive part of the district.
- Istvánmező
- South of Thököly út around the Puskás Aréna, the Papp László arena and Pillangó utca. A mix of old houses, blocks and new builds, on the M2 and tram 1.
- Herminamező
- The classic middle of Zugló between Hermina út, Erzsébet királyné útja and Bosnyák tér: tree-lined streets, 1930s houses, the market at Bosnyák tér and the hospitals on Amerikai út.
- Alsórákos
- The eastern part around Füredi utca, Örs vezér tere and the Sugár shopping centre. Panel estates and family houses, cheapest in the district, with the M2 and HÉV on hand.

Is Zugló a good district to live in?
It is one of the most popular districts with Hungarian families for good reason: green streets, Városliget with the baths and the zoo, decent schools, and both the M1 and M2 within reach. Rents are lower than in districts V, VI or XIII for the same size. It is residential rather than lively, which is either its point or its drawback.
How long does it take to get from Zugló to the city centre?
From the park side about 8 to 12 minutes on the M1 to Deák Ferenc tér. From Örs vezér tere about 12 minutes on the M2. From the middle of the district, around Bosnyák tér, count 25 to 30 minutes with a trolleybus or tram plus the metro, or 20 to 25 minutes by bike through Városliget.
Which parts of Zugló are cheapest to rent in?
The panel estates at Füredi utca, Kerepesi út and around Örs vezér tere, and the family-house streets of Rákosfalva and Alsórákos out east. A 50 m² panel there can rent for 30 percent less than a similar flat near Városliget. The trade-off is a longer walk to the M2 or a bus connection.
Is Zugló noisy?
Most of it is quiet. The exceptions are the big roads: Hungária körút, Kerepesi út, Thököly út and the M3 motorway approach at Kacsóh Pongrác út, plus event days at the Puskás Aréna and the noise around the Örs vezér tere transport hub. Check the window direction and ask about traffic at rush hour before you decide.
