A renter's guide to XXII. Budafok-Tétény
Budafok-Tétény is the strip of Buda between the Danube and the hills south of Kelenföld, made of three former towns strung along the river road and the railway. Budafok, in the north, is the largest: a small centre around Városház tér and Kossuth Lajos utca, the cellars cut into the limestone that once stored much of Hungary's wine, the Törley champagne house, and streets that climb steeply from the river to the plateau.
South of it, Budatétény is mostly houses on the slopes with a rose garden and the Campona shopping centre at its edge; Nagytétény is the old village at the far end, with the baroque Száraz-Rudnyánszky mansion and a park, then the M0 bridge over the Danube. Along the river road there are newer blocks and the older Baross Gábor-telep of houses; the hills above are green and mostly detached.
This is the cheapest part of Buda, and the reason is distance: the district is 8 to 15 kilometres from the centre and reached by train, bus or car rather than tram or metro. In return you get hills, quiet, gardens and a real small-town feel with vineyards on the doorstep.

Getting around
- MÁV suburban trains (the Pécs line) stop at Budafok, Budatétény, Nagytétény-Diósd and Háros; Kelenföld is 8 to 15 minutes, and from there the M4 metro reaches Deák in about 12 more. Plan 35 to 45 minutes door to door.
- Buses 33 and 133E run along the river road to Móricz Zsigmond körtér and beyond; bus 150 climbs to Budatétény and Nagytétény; bus 41 links Budafok to Kelenföld.
- Tram 47 ends at Budafok, Városház tér and runs to Deák tér in about 35 minutes, a slow but direct alternative.
- By car, the Nagytétényi út and the 6-os főút run into Kelenföld; the M0 at the southern end reaches the M7, M1 and M6 in minutes.
- Night bus 941 serves the river road after midnight.
What the homes are like
Houses dominate: 1930s villas and cellar houses on the Budafok slopes, 1970s and 1980s two-storey family houses on the Budatétény and Nagytétény hillsides, and newer terraced homes on the former vineyards. Many hillside houses are split into two flats with a shared garden. Slopes matter here: check the road access in winter, whether the plot has a garage, and how many steps there are to the front door.
Flats exist too, in the small estates near Budafok station, the blocks along Nagytétényi út and a growing number of newer condominiums by the river and near Campona. These are 45 to 80 square metres with gas or district heating and usually a parking space. In older houses ask about damp, since the district sits on limestone honeycombed with cellars, and about the age of the boiler.
Who it suits
Budafok-Tétény suits families and couples who want Buda air and a garden at a rent that inner Buda will not give them, and who either drive or are fine with a train-and-metro commute. It suits people working in Kelenföld, the XI district office parks or along the M0. It is not for someone who wants to be on a tram line to the centre; the district is car-friendly by design.

- The middle section: hillside family houses, the rose garden, the Campona mall and the railway station. Residential and quiet, with the best shopping.
- Nagytétény
- The old village at the southern end with the baroque mansion, a park, older houses with big gardens and the M0 bridge. Furthest out, cheapest, most rural.
- Baross Gábor-telep and the river road
- The flat strip along the Danube and Nagytétényi út: houses on a grid, newer blocks, bus 33 and the stations. Closest to Kelenföld.

Is Budafok a good place to live?
It is one of the calmer, more affordable parts of Buda, with hills, wine cellars and a small-town centre. People who move here want space and green and are willing to trade the tram for the train. The commute is the deciding factor: 35 to 45 minutes to the centre is normal.
How do I get from Budafok-Tétény to the city centre?
The suburban train from Budafok, Budatétény or Nagytétény-Diósd reaches Kelenföld in 8 to 15 minutes, where the M4 metro takes you to Deák in 12 more. Tram 47 from Budafok is direct but slower. By car, the river road into Kelenföld is fine outside rush hour.

On the flat strip by the river, no: trains, buses and tram 47 cover it. On the hillsides a car makes daily life much easier, as buses are less frequent and the slopes are steep. Most houses come with a gate or garage, and the M0 is close for anything outside the city.
