A renter's guide to Budakalász
Budakalász lies directly north of district III on the Danube side, between Békásmegyer and Szentendre, with route 11 and the H5 HÉV running through it. The boundary with Budapest is the edge of the Békásmegyer estate; from there the village's older streets begin. It has about twelve thousand residents, a Serbian and Swabian past that shows in the old centre, and two lakes that define its weekends: the Omszki-tó, a former gravel pit with a park and a rowing course, and the Lupa-tó, a private beach lake on the river side.
Everyday needs are covered in the village: two primary schools, kindergartens, a health centre, supermarkets and a discount store on route 11, a cultural centre in the old Lenfonó mill area. The Auchan and the rest of the Békásmegyer retail strip are a short drive south. The Megyeri bridge and the M0 are five minutes away, which makes this one of the few northern villages with an easy road to the Pest side and the airport.

- By car: route 11 into Óbuda in about 15 minutes off-peak, 30 to 45 minutes to Árpád híd in the morning rush; the M0 via the Megyeri bridge reaches Újpest in 15 minutes and the M3 in 25.
- HÉV H5 from Budakalász or Budakalász-Lenfonó: about 30 minutes to Batthyány tér, every 10 to 20 minutes, with a change to metro 2 there or to bus and tram at Szentlélek tér.
- Volánbusz on route 11 to Árpád híd in 30 to 40 minutes, plus local buses to Békásmegyer HÉV.
- A car is useful but not necessary near the HÉV; many households commute by HÉV and keep one car for the rest.
What the homes are like
Houses dominate: old village houses in the Ófalu and Szentistvántelep, 1970s to 1990s family houses on the flat streets, and a large amount of newer terraced and semi-detached housing built since the 2000s, especially between route 11 and the HÉV and on the Prekobrdo slope. Flats are a small share: a few small low-rise developments near the HÉV and route 11 with two- and three-room flats, and the odd converted floor of a house. One-room lets are rare.
Gas heating is standard, with underfloor and heat pumps in the newest terraces. Check the noise from route 11 and the HÉV for anything between the two, and, in the low-lying streets near the lakes, ask about groundwater in cellars.
Who it suits
Families and couples who want a house or a newer terrace with a HÉV commute, a lake for the summer and a fast road to the Pest side. It suits people working in Óbuda, Újpest or along the M0. It does not suit anyone wanting an old-town atmosphere, which is Szentendre's job two stops on, or the cheapest option on this line, which is Pomáz.
