A renter's guide to Diósd
Diósd is the smallest of the near-west towns, about 10 000 people on a hillside wedged between Budaörs, Törökbálint, district XXII and Érd. It has an old core around Szent István tér and the church, a town hall, two primary schools, kindergartens, a sports hall and a modest strip of shops along Balatoni út, which is the old Balaton road running through the town. Everything else is streets of houses climbing the slope toward the Kő-hegy quarry park and the M0.
It is purely residential and it knows it: no industry to speak of, no mall, no nightlife, and a lot of gardens. Nagytétény and the Campona shopping centre are a few minutes down the hill, Budaörs's retail zone ten minutes by car, and the M0 junction sits at the top of the town.
The town has no railway station of its own; Nagytétény-Diósd station on the Pécs line is on the district XXII side of the boundary, a walk or short drive from the lower streets. Most residents commute by car or by bus to Kelenföld.

Getting around
- BKK and Volánbusz buses along Balatoni út to Kelenföld (M4) in 25 to 35 minutes; then the M4 to Deák in 12, so 45 to 55 minutes door to door.
- Nagytétény-Diósd railway station (Pécs line) lies just across the boundary in district XXII: trains to Kelenföld in about 15 minutes and Déli in 25, walkable from the lower streets of Diósd.
- Local buses connect the upper streets and Diósdliget with the centre and Érd; evening frequency is low.
- By car: Kelenföld in 15 to 20 minutes, the centre in 30 to 50; the M0 junction is at the town's edge, so the M7, M1 and M6 are minutes away and the airport about 25.
What the homes are like
Houses, almost without exception. Older village houses with long plots around the centre; 1970s to 1990s two-storey family houses on the slopes, many split into two flats with a shared garden and separate entrances; and newer detached and semi-detached houses on Diósdliget and the upper streets toward the M0, with garages and views over the plain. A three-room listing is a house, and rents for a good one match Budaörs.
Flats are rare: a few small newer condominiums near Balatoni út, usually 2-room with gas boilers and a parking space. On the slope check winter road access, the water pressure on the top streets, the heating type and insulation of older houses, and how close the M0 is, because the ring road is audible on the highest streets.
Who it suits
Diósd suits families and couples with a car who want a house and a garden in a small, quiet town with schools, close to the M0 and to Kelenföld. It suits people working in district XXII, Budaörs or along the ring road. It does not suit anyone without a car or anyone who wants shops and cafés on foot; it is a place you come home to rather than go out in.
