A renter's guide to Biatorbágy
Biatorbágy is two old villages, Bia and Torbágy, that merged and then grew into a town of about 15 000 on the strength of the M1 and the railway. Torbágy, by the station and the famous 1880s viaduct, is the older, denser side; Bia, around its church and the Biai-tó lake, is the flatter village core with the town hall, schools and the main shops. Between and around them, on the Katalin-hegy, Iharos and Öreghegy slopes, are the estates of new houses that most renters come for.
It is a family town in a plain sense: three primary schools, a grammar school, kindergartens, sports fields, the lake for walks and the Iharos hills for hiking. Shops are supermarkets and small businesses rather than a mall; the big retail of Budaörs is fifteen minutes east on the M1.
The railway is the difference from Budakeszi or Diósd. Trains to Kelenföld run every half hour or better and take about 25 minutes, which makes a Budapest commute without a car realistic if you live near Torbágy station.

- MÁV trains from Biatorbágy station on the Tatabánya/Győr line: Kelenföld in 22 to 28 minutes, Déli in 35; then the M4 from Kelenföld to Deák in 12, so 45 to 60 minutes door to door.
- Volánbusz buses to Kelenföld and Budaörs along the M1 corridor, 30 to 45 minutes; local buses link Bia, Torbágy and the estates to the station.
- By car: the M1 junction is at the town edge, Kelenföld in 20 to 25 minutes, the centre in 35 to 55; the M0 and the airport ring about 10 minutes away.
- Cycle paths connect the lake, the viaduct and the station across the town.
What the homes are like
New builds are what Biatorbágy is known for: 2000s and 2010s detached and semi-detached houses on the Katalin-hegy and Öreghegy estates, 100 to 150 square metres with a garage, a modern boiler or heat pump and a small garden, and terraced houses in the newest phases. These are the three-room listings, and they are the best value for a newer house anywhere along the M1. Older village houses with long plots are in Bia and Torbágy, and 1970s and 1980s houses on the slopes between.
Flats are a small share: newer small condominiums near the centre of Bia and by the station, usually 2-room, 50 to 70 square metres, gas boilers, parking. On the estates ask whether the house is fully finished (some were let before the last phase) and about the road surface; on the hillside check the water pressure and winter access.
Who it suits
Biatorbágy suits families who want a newer house with a garage and garden at prices below Budaörs, and who either drive the M1 or take the train from Torbágy. It suits people working in the industrial and logistics parks along the M1 and toward Herceghalom. It suits less well someone who wants a walkable town centre; the two old cores are small and the estates are car-oriented.
