A renter's guide to Pilisvörösvár
Pilisvörösvár is the market town of the Pilis valley, about twenty kilometres north-west of the centre on route 10, beyond Solymár and Üröm. It touches district III only at a point on the hills; in practice Solymár lies between it and Budapest. It is the biggest settlement on this side, with around fourteen thousand people, a German-Swabian heritage that still shows in the centre and the street names, and the Pilis rising directly behind it. The two Vörösvár lakes, old quarry pits turned bathing and fishing lakes, are its local attraction.
As the district seat it has the services the villages around it lack: primary schools including a German minority one, a secondary school, a health centre with specialists, a police station, a swimming pool, a big supermarket and a discount store on route 10, a weekly market and a cluster of small businesses. Pilisszentiván and Pilisszántó, both quieter and cheaper, sit just beyond it. For anyone living further along route 10 this is where you come for a doctor or a proper shop.

Getting around
- By car: route 10 through Solymár to Óbuda, about 25 minutes off-peak and 45 to 60 minutes to Árpád híd in the morning rush; the road is one lane each way and fills from Pilisvörösvár inwards.
- Train on the Esztergom line from Pilisvörösvár or Szabadságliget station: 35 to 40 minutes to Nyugati, two trains an hour at peak, with a change to tram 1 at Kaszásdűlő or metro 3 at Nyugati.
- Volánbusz lines on route 10 to Árpád híd in 40 to 55 minutes, more often than the train and reaching parts of town away from the stations.
- A car helps for the hills and for the villages around, but a commute by train from the station area works without one.
What the homes are like
Most of the rental market is detached houses: Swabian village houses in the centre, some renovated to a high standard, 1970s to 1990s family houses on the flat streets between the centre and the station, and newer detached and terraced homes in Szabadságliget and Karátsonyi-liget on the Solymár side. Flats exist in a way they do not in the villages: 1960s to 1980s brick blocks near the centre and along Fő utca with small two-room flats, and a handful of newer small developments. One-room lets are rare and mostly parts of houses.
Heating is gas nearly everywhere. In an older Swabian house check the walls for damp and the age of the roof; in the estates by the station ask about noise from the line and route 10.
Who it suits
People who want a proper small town with schools, a doctor and shops in walking distance, houses at prices well below Buda, and a train to Nyugati. It suits families who work in Óbuda or the northern districts, and anyone who wants the Pilis on the doorstep. It does not suit those who need a fast car commute, or who want a village feel without the traffic on the main road.
