A renter's guide to Gyál
Gyál is the large settlement directly south of district XVIII, past Pestszentimre, between route 4 and the M5. It has around 24,000 people, which makes it one of the biggest towns in the belt, but it is built almost entirely of family houses on a flat grid, so it reads as an endless village rather than a town. There is a centre with the town hall, a market, chain supermarkets and a sports hall, and the rest is streets.
It grew as a place where people could afford a house within reach of Budapest, and that is still what it is. The railway to Kőbánya-Kispest is short, the M0 and M5 are on the edge, and the airport is a few kilometres to the north-east, so the logistics parks around it are the nearest big employers. Prices are among the lowest of anywhere this close to the city.

Getting around
- MÁV line 142 from Gyál or Gyál felső to Kőbánya-Kispest in about 15 to 20 minutes, where metro M3 continues to the centre in another 20; the line is diesel and runs roughly hourly, more often in the peak, so check the timetable before relying on it.
- Volánbusz from Gyál to Kőbánya-Kispest and to Pestszentimre and Pestszentlőrinc in district XVIII, which is the fallback between trains.
- There is no HÉV.
- By car: the M0 Gyál exit and the M5 junction are minutes away; the M3 is 20 minutes round the ring off-peak. Into the city via Pestszentimre and Üllői út takes 30 to 35 minutes at night and an hour or more in the morning.
- Most households drive; the train works for a job on the M3 line if the timetable suits your hours.
What the homes are like
Houses on a grid. The older streets near the centre have single-storey houses from the 1950s to 1970s on 700 to 1,000 square metre plots, many extended; the outer streets have 1980s to 2000s family houses and, on the western and southern edges, new terraced rows and detached houses from the last ten years. There are very few flats: a handful of small apartment buildings near the centre and the occasional converted house. A one-room let is a garden annexe or a room with its own entrance.
Check the sewer connection on the outer streets, the state of the roof and boiler on the older houses, and whether the street floods after heavy rain, since the town is flat and the drainage is uneven. Ask about the waste fee and the water, which are billed to the property, and about the fence and the gate if you have a dog, since almost every house here has one.
Who it suits
Families who want a house and a garden at the lowest rent within reach of the M3 metro, people working at the airport or in the logistics zones along the M0 and M5, and anyone with a car. Not for someone who wants a town centre, or who needs a small flat.

How long does it take to get from Gyál to Budapest?
By train 15 to 20 minutes to Kőbánya-Kispest and then the M3 metro, about 45 minutes to Deák tér in all, but the line runs about hourly outside the peak. By car half an hour to the inner districts at night and an hour or more in the morning.
Is Gyál under the airport flight path?
The town lies south-west of the runways and off the main approach line, so it gets less direct overflight than Vecsés or Üllő. Aircraft turning after take-off or lining up for landing do pass over parts of it, so listen at a viewing on a busy afternoon.
Why is Gyál cheap?
It is a large grid of houses with a thin centre and an hourly train, so demand comes mostly from people who drive. That keeps house rents below the neighbouring districts and below Vecsés, while the M0 and M5 make it convenient for anyone with a car.
