A renter's guide to Üllő

Üllő is the small town after Vecsés on route 4, about 25 kilometres from the centre, with Gyömrő to the north-east, Monor to the east and the airport to its north-west. Around 12,000 people live here, in a compact old centre around the church and the station and in family-house streets that spread along the main road. The M4 motorway begins at the M0 just west of the town and has its own Üllő exit, so a driver can be on the ring in ten minutes.

It is quieter and cheaper than Vecsés, with a smaller job market and fewer shops, and it is more exposed to the airport in one specific way: when aircraft land towards the north-west, which is the usual direction, they line up over Üllő on final approach at low height. On other days it is a calm town of gardens.

Getting around

  • MÁV line 100a from Üllő to Kőbánya-Kispest in about 20 minutes, then metro M3; to Nyugati in 35 to 40 minutes. Trains every 30 minutes, more in the peak, and the same line stops at Vecsés and Ferihegy.
  • Volánbusz along route 4 to Vecsés, Kőbánya-Kispest and Népliget, and to Monor the other way.
  • There is no HÉV.
  • By car: the M4 Üllő exit and the M0 junction give 10 minutes to the airport, 15 to the M5 and 25 to the M3 off-peak; route 4 into the city takes 40 minutes at night and 60 to 80 in the morning.
  • A car is close to necessary; the train covers a city job for people near the station.

What the homes are like

The market is houses. Old village houses on long plots near the centre, 1970s to 2000s family houses on the side streets, and new detached and terraced builds on the edges towards the M4, which is where the modern three-room lets come from. There are a few small apartment buildings near the station and almost no blocks, so two-room flats are scarce and one-room lets are annexes or a floor of a house. Rents are lower than in Vecsés for the same house, which is the town's main argument.

Ask where the house sits relative to the approach line and visit on a day with north-westerly wind; the newer houses have triple glazing for a reason. Check the heating, the sewer connection on the outer streets, and whether water and waste are included in the rent.

Who it suits

Airport and logistics workers who want a house at a lower rent than Vecsés, people who drive and work along the M0, M4 or M5, and families who want gardens and a train. Not for anyone sensitive to aircraft noise, or for someone without a car who needs the city in the evenings.

Is Üllő noisy because of the airport?

It can be. Aircraft landing towards the north-west come in over Üllő on final approach at low height, which is the usual direction when the wind is from the west or north-west. On easterly days the approach is from the other side and the town is quiet.

How long is the commute from Üllő to Budapest?

About 20 minutes by train to Kőbánya-Kispest and then the M3 metro, or 35 to 40 minutes through to Nyugati. By car route 4 takes 40 minutes at night and over an hour in the morning; the M4 and M0 are faster for anywhere on the ring.

Is Üllő cheaper than Vecsés?

Yes, for similar houses, because it is further out, has fewer shops and jobs, and sits more directly under the approach. The train time is only about 10 minutes longer.
