A renter's guide to Kistarcsa
Kistarcsa is the first town on the Gödöllő HÉV after the city boundary, east of district XVI, with Nagytarcsa to the south and Kerepes running straight on from it along route 3. It is a town of about 13,000 people, younger than the average for the region because of the estates that went up in the 2000s, and it has the large Flór Ferenc county hospital, which is both the biggest employer and the reason the HÉV has a stop called Kistarcsa Kórház.
The centre is a strip along the main road with the town hall, a market, chain supermarkets and a small high street, with the HÉV line running parallel a block away. Everything else is residential: older family houses on the side streets, newer houses and small apartment buildings on the edges, and the hospital campus on the western side.

Getting around
- HÉV H8 from Kistarcsa or Kistarcsa Kórház to Örs vezér tere in about 25 to 30 minutes, then metro M2 to Deák tér in 13; count 45 to 50 minutes door to door, with trains every 15 to 20 minutes in the peak.
- Zsófialiget, the third stop in the town, serves the eastern estates.
- There is no MÁV station in Kistarcsa; the nearest railway is at Gödöllő or in Rákoscsaba.
- By car: route 3 (Szabadföld út) into district XVI, the M31 to the M3 at the eastern edge of town, and the M0 Csömör or Nagytarcsa exits; 25 to 30 minutes to the city edge off-peak, an hour to the centre in the morning rush.
- Volánbusz runs into district XVI and to Örs vezér tere along route 3.
What the homes are like
The stock is mostly detached houses, from single-storey village houses on long plots to 1990s and 2000s family homes with 4 to 5 rooms. Unlike its neighbours, Kistarcsa also has a real supply of flats: small apartment buildings of 6 to 20 units near the centre and on the newer estates, plus a few older low blocks, so a two-room flat is a realistic search here and not only a converted house part. One-room flats are rare but do appear, often let to hospital staff.
Look at heating and insulation first; the older houses were built with thin walls and gas convectors and can be expensive in winter. In the newer apartment buildings ask about the common charge, which is separate from the rent, and about parking, since the estate streets are narrow.
Who it suits
Hospital staff, families who want a house but also want a HÉV within walking distance, and anyone commuting to the eastern districts or along the M3 and M0. It is less suited to people who want a quiet village feel: the main road is busy, and to people whose work is on the Buda side, where the trip is long whichever way you go.
